What Warranties Are Typically Offered With Roofing Materials?
Homeowners may be confused about the various warranties associated with roofing materials. There are usually three categories of warranties: standard material warranties, extended material warranties and workmanship warranties.
These warranties are provided by manufacturers of roofing products and cover material failure for 20-50 years; however, this coverage doesn't include installation.
Standard Manufacturer’s Warranties
Most residential roofing materials come with a standard manufacturer's warranty that can range from 25-50 years in coverage, protecting homeowners against issues directly related to the shingle style chosen and protecting against issues caused by weather events such as heavy rain or snowfall. Unfortunately, however, these warranties don't cover weather damage such as heavy rainfall or snowfall – in fact some require ongoing maintenance in order to remain valid.
Standard warranties will always come directly from the shingle manufacturer and not your roofing contractor, since any issues caused by errors in craftsmanship will never be covered by such policies.
However, many manufacturers also provide enhanced warranties covering both materials and craftsmanship. To qualify for one such enhanced warranty, all components from one particular manufacturer (excluding easily replaceable accessories such as underlayment and venting ) must make up your entire roof system (excluding easily swappable auxiliary products like underlayment and venting ). Although enhanced warranties may not be available to all customers, they provide an ideal way for those wanting to maximize the return on their new roofing materials investment.
Enhanced Manufacturer’s Warranties
Roof materials manufacturers frequently offer extended warranties to their customers that go beyond standard material warranties. To qualify for such guarantees, you must be credentialed and approved as an installer by the manufacturer, and register your roof system with them.
Warranty plans often cover everything from shingle color and shape, underlayment material and the installation of an ice/water barrier – though please keep in mind these typically exclude damage caused by heavy snowfall or hail — both common conditions in the Northeast.
Staying with one contractor throughout your roofing system's lifetime can help ensure its warranty remains valid, by maintaining continuity and avoiding misunderstandings that might arise. Furthermore, this ensures you'll have someone available should any issues arise post installation of your roof; especially since up to 99% of leaky shingle cases result from poor craftsmanship rather than defective shingles themselves.
Membrane Only Warranties
These warranties, also known as material only warranties, provide less coverage than the total roof system warranties offered by manufacturers. Instead, these material only warranties typically only cover materials, often with credits toward replacement from roofing supply houses. Usually lasting 10-20 years without covering flashing, edging or roof decks.
Leaks can result from various sources, including poor design that leads to pooled water accumulating on flat roofs and can quickly cause damage, mold and mildew growth. This type of leak can often cause costly repairs as it collects in an undesirable spot on the roof.
Many manufacturer warranties require periodic inspection and maintenance by a professional roofing contractor; otherwise the warranty could become null and void. Such maintenance services typically include repairs, roof cleaning and documentation of all inspections for future reference.
Workmanship Warranties
A good roofing contractor should offer a workmanship warranty to cover installation mistakes that might occur and any costs related to damage caused by them. Since homeowner insurance typically doesn't include roofing-related coverage, a high quality warranty can help fill in gaps.
Many manufacturers only provide standard material warranties for roof shingles installed by an accredited roofing contractor, because leaky roofs rarely result from defective materials; rather, improper installation often accounts for the issue.
Most manufacturer warranties require registration within a specific window of time and may become null and void if repairs are attempted on one's own or hired from outside the original roofing contractor who installed it. Because of this, many homeowners opt for extended warranties which can be transferred onto new owners.
